This stunning child-friendly villa with a pool in Umbria includes designer furnishings, an indoor playroom and a bathroom with a copper bath. It is a great family house for 2 families traveling together or a large family vacation. It includes a large kitchen, ideal for Italian cooking in the heart of the house, plus 2 cosy living areas and a unique indoor playroom on the ground floor. On the first floor, the old living room has been transformed in a very spacious master bedroom with a large superkingsize bed (210 x 210cm), and an open space bathroom with a copper bath. Three other bedrooms have ensuite bathrooms and there is a kids bedroom with an ensuite bathroom.

Why Kids Love it

All kids love this house - getting them to leave without tears is going to be the main issue! The house is surrounded by woods and gardens where kids can run and play, and there is a heated toddler pool and heated large pool for swimming and fun in the water. Both are closed off. The indoor play room is truly unique: it is a small version of a soft play area and includes a ball pool. Games including puzzles and Lego are provided and there is also a trampoline and table tennis table outside. The kids bedroom is set up with a large bed that sleeps up to 4 children for sleepover-style fun, and 2 beds can be added for a fee to make it work for larger groups.

Things to Know

This property is COVID safe. Please contact the host for further details. Minimum stay: 7 days, 5 nights outside peak season. Changeover day is Saturday, with Friday on request. The house and surroundings are child-safe and is gated. There are stair gates and the pool area is closed off. The pool also has a retractable cover. There is a toddler play area just below the terrace with sand pit where kids can play unattended. For larger groups, or for added flexibility, 2 quality beds can be added for an additional fee, one in master suite and one on 2 single bedroom. The extra price for each bed is €250 per week. Rates include heating but exclude pool heating (€200 and on request). Floor cooling included in high season (12 June - 11 September), and on request at other times for a charge of €150. Wood for the fireplace (€75 per sq metre) is to be paid upon consumption. Weekly fresh bed linen and towels are included. The house will be cleaned twice a week and the weekly rate is €275; more often upon request. Car rental is essential for exploring the local area. Airport transfers can be arranged on consultation with the owners. Pets are welcome for a small fee (€100 per stay). Floor cooling keeps the floor temperature to 23-24C, with thick walls to keep the house cool as well. A cot is provided and included in the price unless reserved a maximum of 1 week prior to check in.

About the Location

The residence is at the top of a hill between Tavernelle di Panicale and Piegaro, a sleepy medieval town with some shops (butcher, bakery, small grocery), bars, pharmacy, bank and church. It is in the middle of the Umbrian countryside, within an hour’s drive of towns like: Perugia, Todi, Montepulciano, Orvieto, Cortona, Arezza, Assisi. Siena and Florence can be reached within 1.5 hours. Rome is a 2-hour drive away. There are shops in Tavernelle di Panicale (5 km) on the way to Perugia, while in Piegaro and around you can find local restaurants. Beach and watersports facilities are close by at the Lake Trasimeno (25 km). The closest airports are Rome Ciampino and Fiumicino (1.5 hours by car) and Florence (1.5 hours by car). Perugia airport is 40 minutes away, with direct flights from London Stansted, Brussels and Frankfurt with Ryanair. Ancona airport is 2 hours away and Pisa airport is 3 hours away. There is a train station 25 minutes’ drive from the property with easy parking and direct lines to Rome and Florence for easy day trips (taking max 1.5 hours).

Accommodation Details

This 5-bedroom, 5-bathroom country house has a private heated swimming pool, separate heated toddler pool and is surrounded by woodlands in the Umbrian hills. Inside, it has multiple lounge areas, a central kitchen and a 2-story indoor playroom with soft play climbing frame and ball pool. On the first floor, there is a very spacious master bedroom with a large superkingsize bed (210 x 210cm), and an open plan bathroom with a copper bath. Two other bedrooms have queensize beds and ensuite bathrooms, a further bedroom has 2 twin beds and an ensuite bathroom, and there is a kids bedroom with a superkingsize bed and an ensuite bathroom. Two beds can be added, 1 to the master bedroom and 1 to the twin bedroom, for an extra fee.

Style Notes

Country house. This beautiful house dates back to the 16th century, when it was an important farm. During the restoration, the owners have tried to keep the structure as much as possible original and they re-used all old doors and shutters for coffee tables and kitchen doors. They added color and some light modern design to create this incredible villa. Brickwork original walls juxtapose with clean modern lines and bright color, creating rural country living with a high luxury finish, and kids are not forgotten. Green valleys and chocolate kisses

Bordering Tuscany in the middle of Italy, Umbria is a region of sweet green hills and sweet chocolate - Baci chocolates, (baci means kisses in Italian) are made here in Perugia. There are lots of attractions for families, from vineyards to Italy’s highest waterfall, shrouded in mist and shining with rainbows. For kids that love natural history, there’s a cave with dinosaur remains and a fossilised forest to visit; not forgetting the more obvious delights of Perugina chocolate factory and Tavenelle waterpark in Perugia. And this is Italy: “no thanks, I don’t like gelato, pizza or pasta” said no kid, ever - the food is delicious.

Piegaro is a magical home. We rented it because it was perfect for kids, but I think the parents had just as much fun as the kids. Coffee overlooking an incredible view ever morning, a perfectly heated pool that made swimming in February possible, cooking by ‘mama’’ that fed us for days and recommendations based on experience. The question isn’t ‘if we would go back’, but rather ‘when can we go back?!’

The Piegaro Residence is stunning in every way. The view, decor, layout, amenities inside and out, the chef options, and so on. It's in a remote spot in beautiful region of Umbria where we (6 adults, 7 kids) could gather and not feel as if we were bothering any neighbors with our noisy children :o) We took day trips easily to Citta della Pieve, Chiusi for horseback riding, Lake Trasimeno, Lake Bolsena, Montepulciano, and Perugia during our weeklong stay. There's cleaning twice a week which was nice and we took advantage of the cooking class, welcome dinner, Mama's cooking, and Chef Angelo's truffle menu! If you want some peace and quiet in a beautiful setting, The Piegaro Residence is your place!
